Residential Area Flottwell Living
Berlin | 2015
Master plan and new construction of individual buildings

A new residential area is being created to the west of the new Gleisdreieck Park, south of the Landwehr Canal and Potsdamer Platz. Two u-shaped structures composed of separate heterogeneous buildings are brought together and united by a free-standing townhouse. They open out onto the park and in spite of all scale and symmetry, have balconies and terraces which face the sun. The complex opens onto street level with a central square between the two blocks and in front of the townhouse. Behind the incipient Park - formerly a railway embankment - is about one floor above street level. Two upper patios are adjacent to the park. All eleven houses are different in structure, choice of materials and colour. This gives rise to a sophisticated and distinctive housing area similar to those which have slowly come into being in the nearby districts of Kreuzberg, Schöneberg and Tiergarten. The ground floors have natural stone cladding made of sinter or shell limestone while the upper floors have stucco façades in strong, warm colours which are accentuated with frames, pilasters and cornices. The residential floors, which comprise 258 residential units of different size, only begin above the service areas and a garage with a total of 160 places located on the ground floor. This is also where the generous, two-storey, entrances are.
